Why Stonebridge Is a Fantastic Hyperscale Data Center Site
All of the unique requirements for a large data canter are already on the property.
Stonebridge Hyperscale Campus
Stoystown, Pennsylvania
All critical hyperscale infrastructure is already on-site and proven.
This 410-acre (scalable 10–410 acre) campus in the PJM market delivers:
- 2–6 million gallons/day artesian water from a 343-million-gallon limestone aquifer (see flowing well video above)
- 115 kV transmission (FirstEnergy) crossing the property + 23 kV / 12 kV three-phase on-site
- Peoples Natural Gas high-pressure transmission adjacent
- Comcast Business + Verizon fiber crossing the site (PA Turnpike backbone < 5 mi)
- 1 mile of frontage on US-30 with three dedicated entrances
- Elevated, FEMA Zone X (zero flood risk), low seismic/tornado exposure
- 90 minutes from Pittsburgh’s tech & talent corridor
No off-site easements required. Ready for immediate due diligence.
Proven 2–6 Million Gallon/Day Artesian Water Source
One of the largest private artesian wells in the Northeast — flowing continuously since 1950.
- Source: 343-million-gallon limestone aquifer – fully mapped and documented
- Proven sustainable yield: 2–6 MGD for 74 consecutive years (4–12× typical 300 MW campus requirement)
- Self-replenishing 24/7 via precipitation recharge into elevated aquifer
- 8-inch flowing well with valve control – output adjustable to exact cooling demand
- No municipal competition, no water-sewer authority, no withdrawal permits required for this volume in Somerset County
Pump-test reports, aquifer maps, and 74-year flow logs available under NDA.
We Have the Hyperscale Data Center Power Requirements
- Existing Electrical Power on The Property
- Two FirstEnergy Corporation Penelec Power Lines cross the heart of the property.
- Line #1: 115 KV Transmission Line
- Line #2: 12 KV 3-Phase Line
- One Rural Electric 23 KV 3-Phase Power Line also exists on the property.
- We have existing 3-phase power strung to the wellhead.
- Peoples Natural Gas transmission line is available for gas-powered electrical generation.
There are also potential Green sources of power. That's because the property has:
- extensive southern exposure for possible solar electric generation;
- sufficient elevation for potential wind-generated electricity; and
- lastly, high flow from the artesian well can generate hydroelectric power.
We Have the Hyperscale Data Center Internet Connectivity
High-capacity Comcast and Verizon fiber optic cables cross the Stonebridge property.
Stonebridge Has the Acreage Required for a Hyperscale Data Center
- Ample Room for Your Business Operations: The well is on a separate ten-acre subdivision with an individual deed.
- 50 - 400 additional adjoining acres are available to accommodate the biggest Hyperscale Data Center Campus requirements.
