Why Stonebridge Is a Fantastic Hyperscale Data Center Site

All of the unique requirements for a large data canter are already on the property.

An Excellent Hyperscale Data Center Site Location

The Stonebridge Artesian Well property is an incredible opportunity in the Hyperscale Data Center Real Estate Market. The well is located in the pristine Laurel Mountans in Somerset County, Pennsylvania. Watch the video above. We think you'll agree that you won't find a better source for pure water for any purpose. However, Stonebridge offers unique features making it an ideal location for a Hyperscale Data Center Campus. Here's why...

A Hyperscale Data Center requires

  • a reliable, high-volume source of water for cooling;
  • access to megawatts of electrical power;
  • access to natural gas transmission line for gas-powered electrical power;
  • access to high capacity fiber optic Internet connectivity;
  • the acreage to accommodate the square footage for a large Hyperscale Data Center Campus;
  • a stable environment; and
  • accessibility.
Stonebridge already has all these capabilities and more on-site. Read down this page to find out more.

We Have the High-Volume, Reliable, Self-Replenishing Water Source for Cooling

Crucial Supply and Flow Levels
  • The Stonebridge Artesian Well is one if the biggest in the Northeast and the second largest in Pennsylvania. The well's source is a limestone pool with an amazing calculated volume of 343 million gallons.
  • The Artesian Well is Self-Replenishing:
    Self-replenishing means the water source recharges itself from precipitation or surface water that filters down through the soil and rock to reach the aquifer. Furthermore, the well is replenished 24/7 because of the position of the limestone pool relative to the surrounding water table.
  • The well has consistently and continuously produced between two and six million gallons of water daily for 74 years since 1950. Therefore, at its lowest flow, the well produces four times the 500,000 gallons of water required by a Hyperscale Data Center.
  • The discharge is still valved so that you can control the output to your specific needs.

We Have the Hyperscale Data Center Power Requirements

High Voltage Power Lines for Hyperscale Data Center
  • Existing Electrical Power on The Property
    • Two FirstEnergy Corporation Penelec Power Lines cross the heart of the property.
      • Line #1: 115 KV Transmission Line
      • Line #2: 12 KV 3-Phase Line
    • One Rural Electric 23 KV 3-Phase Power Line also exists on the property.
    • We have existing 3-phase power strung to the wellhead.
  • Peoples Natural Gas transmission line is available for gas-powered electrical generation.

There are also potential Green sources of power. That's because the property has:

  • extensive southern exposure for possible solar electric generation;
  • sufficient elevation for potential wind-generated electricity; and
  • lastly, high flow from the artesian well can generate hydroelectric power.

We Have the Hyperscale Data Center Internet Connectivity

High-capacity Comcast and Verizon fiber optic cables cross the Stonebridge property.

Stonebridge Has the Acreage Required for a Hyperscale Data Center

  • Ample Room for Your Business Operations: The well is on a separate ten-acre subdivision with an individual deed.
  • 50 - 400 additional adjoining acres are available to accommodate the biggest Hyperscale Data Center Campus requirements.
